Scope of Services

Lawrence Jorgensen Architects has extensive experience in the following services described in brief as follows:

 

Programming

​Architectural programming is the research and decision-making process that identifies the scope of work in order to determine basic design services.I generally follow these steps as part of my programming effort:

  1. Research the project type.

  2. Identify goals and objectives.

  3. Gather and analyze information.

  4. Identify programmatic strategies.

  5. Establish quantitative requirements.

  6. Synthesize the design criteria.

 

Upon identification of a clear scope of work; approval by the client and owner’s representative, accomplishes the following:

  • The client is committed to a set of requirements within its budget.

  • The design team focuses its efforts on meeting the criteria determined by the programming process.  

 

Preliminary Space Plans

At this point in the design process I functional relationship diagrams (FRD) from the information gathered during the programming phase.Here my intimate knowledge of the facilities becomes increasing important.The synergy between the program, the FRD’s, building types and building codes are extremely valuable to the overall success of the project. It is important to remember a certain level of design flexibility must be maintained at this point of the process.

Workletter Analysis and Building Evaluation

An important and necessary step in the process involves establishing and maintaining a reasonable construction budget as it relates to any facility type.It is also recommended that a project contingency be established at this point to account for unknown or hidden as-built conditions that may exist.

Schematic Design

This is the transition in design from the more diagrammatic FRD to drafted walls, doors, and windows.Permanent elements such as casework, plumbing fixtures and major equipment specialties would also be delineated on the drawings.Along with brief narratives and outline specifications as assembled by the design team, the design package can be sent to estimators for a rough order of magnitude estimate only.

 

Design Development

Detailed development of the approved schematic design continues here and should now include dimensioned floor plans and elevations, material and equipment cut sheets or possibly short-form specifications and preliminary color board.

Furniture Specifications

Working closely with local systems furniture representatives will ensure a comprehensive and accurate integration of these systems into the architectural design.Coordination during the design process and a comprehensive review of manufacturer shop drawings are the major keys to success.

Construction Documents and Construction Administration

A high degree of clarity, completeness and close coordination with consultants and equipment suppliers is required in the normal process of developing permit ready construction documents.Through the course of this process, and depending upon the size or complexity of the project, I may require weekly check sets from my consultants in order to maintain a high level of quality control.These in-house reviews, which clients rarely see, resolve constructability issues, which ultimately help to control costs and maintain budgets.

Once the building permit is secured by the General Contractor with assistance from the Architect, the team dynamic shifts and focus becomes getting the project successfully built.Scheduling weekly construction team meetings and site observation walk throughs will help provide an accurate account of the General Contractors progress.For all team members this is the best time to have questions asked and answered, review status of long lead items and construction logs, and discuss new and ongoing action items with the team.

Special Services

  • Existing Building Assessment Report:  Evaluation of an existing building including components such as walls, windows, roofs, floor plans, room layouts, building science audits and equipment resulting in a summary report of the findings.

  • Code Analysis:  We provide project-specific review of applicable building codes, accessibility standards, energy standards, land use code, and other applicable regulations.

  • 3D modeling:  We provide basic computer generated 3D views, or advanced photo realistic computer generated 3D renderings showing proposed finishes and lighting.

  • Lighting Analysis:  We provide basic or advanced architectural lighting analysis for planning and design purposes.

  • Creative, Artistic and Technological Design:  Development of imaginative, functional and aesthetic solutions to a client’s stated needs. Assistance with envisioning new, creative solutions to problems that have been challenging to solve.
